The UK Government has introduced a new legal requirement that all landlords must be aware of. A mandatory Renters' Rights Act Information Sheet must be provided to all existing tenants no later than 31 May 2026.
Failure to comply with this regulation could result in significant penalties, with fines of up to £7,000.
At KPJ Property Services, we’re here to ensure our landlords remain fully compliant and protected.
Who Is Responsible?
Responsibility for issuing the information sheet depends on how your property is managed:
Self-managing landlords are fully responsible for distributing the document.
Landlords using a full management service can rely on their letting agent to handle this requirement.
At KPJ Property Services, we ensure all compliance obligations are handled efficiently on your behalf, giving you complete peace of mind.
Who Must Receive the Information Sheet?
It is essential that every named tenant on an existing tenancy agreement receives their own individual copy.
This applies to:
Assured tenancies
Assured Shorthold Tenancies (ASTs)
Important:
Providing a single copy to a shared household is not sufficient. Each tenant must be issued the document individually to meet legal requirements.
How Should It Be Delivered?
The information sheet must be delivered directly to each tenant using an appropriate and agreed method of communication. This may include:
Email (where previously agreed)
Postal delivery
Whichever method is used, landlords must ensure that:
The document is sent individually to each tenant
Delivery is completed before 31 May 2026
Why Compliance Matters
This new requirement forms part of wider reforms aimed at improving transparency and tenant awareness across the rental sector.
Non-compliance not only risks financial penalties but may also impact your ability to manage tenancies effectively.
